This prime rail-served megasite is bounded on the east by I-39, on the west by Steward Road, and on the north by the Lee/Ogle County line and Ritchie Road. It is served by existing sewer, water, gas, and electric transmission lines.
Located in Lee County, the mega site includes 1,000+ acres adjacent to Progressive Park Rochelle, a 400-acre industrial park. Steward Road is an 80,000 lb truck route servicing through the center of the Park. A 2M gallon per day water tower and well house serves the property with a 16" water main. A 21" sewer line extends from the northern boundary to Hayes Road. A 138Kv transmission line extends the property to Steward Road. Site is bound by the City of Rochelle (CRRRR) shortline rail system on the western boundary and rail ROW has been purchased to access the eastern boundary along I-39. Site will be served by Union Pacific (UP) and Burlington Northern Santa Fe (BNSF) Class 1 Railroads. Also, site is adjacent to the Rochelle Transload Center (RTC) which offers transloading of all materials and equipment via road and rail. Located to the southwest of the I-88 and I-39 Interchange. The entire megasite is eligible for enhanced state-level tax credits for the EDGE, MICRO, and REV programs due to its location in an "underserved area".
The entire Megasite is included in the Lee-Ogle Enterprise Zone, offering property tax abatement, a sales tax exemption on building materials, an investment tax credit, and more.
Sites in the Dual Rail Megasite can be directly rail served by the City of Rochelle Railroad, a shortline provider that connects to both the Union Pacific and the BNSF Class I railroads. Sites can also benefit from rail service through the Rochelle Intermodal Transload Center (RITC) a city-owned transload yard that is adjacent to 1,000+ acres of shovel-ready development sites.
