Located at the intersection of I-88 and Illinois Route 26, the Lee County Industrial Park is a prime location for development. The park features shovel-ready sites with existing access to roads, sewer, water, electricity, and fiber.
Current tenants include UPM Raflatac, Raynor Garage Doors, Sewer Equipment Co., Do It Best Corp., Donaldson, Rock River Ready Mix, AZZ Galvanizing, and others. Bonnell Industries announced in June 2023 plans to build a 100,000 sq ft facility, and will be the first new construction within the Industrial Park TIF District.
The Industrial Park is also home to the Lee-Ogle Transportation System (LOTS) service, with curb-to-curb public transit and Greyhound bus service with a stop on the I-88 Route from Chicago to Davenport, Iowa.
The City of Dixon created the Industrial Park TIF District to bring an additional incentive for development.
The Lee County Industrial Park is part of the Lee-Ogle Enterprise Zone, bringing sales tax exemption, property tax abatement, and utility tax incentives to developers and tenants.
The proposed building site is a 67 acre parcel which is accessible by an existing road with water, wastewater, and fiber already accessible at the property line. An additional 75-acre parcel to the east is also available for expansion.
